3. Clifton Park — Best for Suburban Convenience

4. Latham / Colonie — Best for Commuters
Latham's central location — 5 minutes from Albany Airport, 15 minutes from downtown Albany, 20 minutes from Saratoga — makes it the Capital Region's most convenient address for multi-directional commuters. The Late-2026 Price Reality Behind These Rankings
County-level sales data puts hard numbers under these rankings. Per the NYS Department of Taxation and Finance, full-year 2025 median residential sale prices were $450,000 in Saratoga County (Saratoga Springs, Clifton Park), $320,500 in Albany County (Bethlehem, Latham, Guilderland), $285,000 in Schenectady County (Niskayuna, Scotia-Glenville), and $280,000 in Rensselaer County (Troy). The spread between the top and bottom of this list is roughly $170,000 — which is exactly why "best" has to be defined per buyer, not per listicle.
The trend data complicates the easy answer. CDRPC analysis of Greater Capital Association of REALTORS data shows Albany County medians grew 11.7% from 2023 to 2024, Rensselaer 9.8%, and Schenectady 9.4%, while top-priced Saratoga grew just 5.1%. In plain terms: the value picks on this list — Troy, Scotia-Glenville, and the Albany County suburbs — are appreciating fastest.
