Albany County Market Overview: Mid-2026
Albany County remains a tight, inventory-constrained market in mid-2026, with suburban demand still outpacing supply. The county's full-year 2025 median residential sale price was $320,500, per the NYS Department of Taxation and Finance, capping an 11.7% median-price gain from 2023 to 2024 per CDRPC analysis of Greater Capital Association of REALTORS data. However, this county-wide figure masks enormous variation — from under $150,000 in some Albany city neighborhoods to well above $500,000 in Loudonville and upper Bethlehem.
Albany City
The City of Albany presents a bifurcated market. Premium neighborhoods like Center Square, Washington Park, and Pine Hills command strong prices from buyers seeking walkable urban living, while other city neighborhoods remain largely investor-driven. Buyers targeting Albany city should work with an agent who can differentiate value opportunities from problem properties at the street level.
Colonie and Latham
The Town of Colonie — which encompasses Latham, Loudonville, Newtonville, and surrounding hamlets — remains one of the county's most active sub-markets. Access to I-87 and I-90, North and South Colonie school districts, and a full range of shopping and services make Colonie a perennial buyer favorite. Median prices here range from $260,000 to $380,000 depending on specific location.
Guilderland
Guilderland continues to attract buyers specifically for its school district. The Guilderland Central School District consistently ranks among Albany County's top performers, creating sustained demand that keeps prices elevated ($290,000–$420,000) and days on market very short for well-priced homes.
Bethlehem / Delmar
Bethlehem is arguably Albany County's most prestigious suburban address. The Bethlehem Central School District is consistently one of the top-performing districts in New York State. Delmar (the hamlet that most people call Bethlehem) commands median prices above $380,000, with many homes selling over $450,000. Competition here is intense and inventory is extremely limited.

Sellers in Guilderland, Bethlehem, and Colonie continue to hold strong pricing power. Albany city sellers can also achieve excellent results in the right neighborhoods with proper marketing. Buyers need to be pre-approved, strategic, and working with a local expert to compete effectively.

Albany County Outlook for the Second Half of 2026
Mid-year data sharpens the picture. The county's full-year 2025 median residential sale price was $320,500 per the NYS Department of Taxation and Finance, and the run-up behind that figure was real: CDRPC analysis of Greater Capital Association of REALTORS data shows Albany County's median rose 11.7% from 2023 to 2024, the strongest gain among the four core Capital Region counties.
The city itself has cooled slightly even as the suburbs stay tight. Per Redfin's March 2026 data, the City of Albany's median sale price is about $254,000, down roughly 3.1% year over year, with a median of just 17 days on market. Prices in the city have flattened, but demand has not; well-priced homes still go under contract in under three weeks.
Rates are the second-half variable. The 30-year fixed averaged 6.52% as of June 11, 2026 per the Freddie Mac Primary Mortgage Market Survey, down from 6.84% a year earlier. If that drift continues, expect more buyer competition this fall in Colonie, Guilderland, and Bethlehem, where inventory was already scarce. Sellers there retain pricing power, while city buyers have a rare window of slightly softer prices and fast decisions.
